Common questions

How does Speculy find comparable properties?
We analyze the appraisal district's own public data, the same data the appraisal district uses. Our engine compares your property against similar homes by quality, size, age and condition.
Do I need to attend a hearing?
Most protests are resolved informally, often by phone or online through the appraisal district's settlement system. If you go to a hearing, we give you a personalized script with what to say, backed by research on each comparable property.
Is Speculy a law firm or a tax agent?
No. Speculy is software. It is not a law firm, appraiser or registered property tax consultant, and it does not represent you. Every figure it shows is an estimate; your appraisal notice and tax bill are the official numbers.
